The Edwardian and Victorian villas around Bromley and Shortlands often have generous, sometimes complex roofs with insulation laid years ago that has settled. The large stock of 1930s semis and detached houses across Bickley, Hayes and Bromley Common typically carries thin original wool ideal for a top-up, and many have boards laid straight onto the joists for storage, compressing the material beneath. Bungalows on the quieter roads have large roof areas where insulation makes a real difference but can be awkward to move around. Newer apartments raise questions about who is responsible for the roof space.
Even in Bromley's more spacious interwar housing, roofs were not built around modern ventilation, so blocking the eaves with insulation can cause condensation. We keep the eaves clear and consider airflow alongside insulation. In part-converted lofts — common where families have added storage or hobby rooms — we check whether the job is a loft floor to insulate at joist level or a room-in-roof needing rafter-level work. Bungalow roofs reward careful attention to airflow.
Condensation shows up in poorly ventilated Bromley lofts, particularly where an extractor fan has been run into the roof space or storage boards have trapped moist air. We find the cause first rather than assuming insulation will cure it.
In Bromley, the roof area of larger semis, detached houses and bungalows, the state of any existing insulation, removal of old material, and any boarding or ventilation work drive cost more than location alone.
Many Bromley lofts already have some insulation. Where it is sound we can top it up to a suitable wool build-up; where it is damp, contaminated or compressed we remove and replace it. A short assessment tells you which applies.

Rats had got into this Stoke Gifford loft and the roof space had little working ventilation. We stripped out all of the old insulation, proofed the entry points, added eaves ventilation and laid a fresh 300mm layer of Knauf mineral wool.

Sarah's first-floor bedrooms warmed up but lost heat quickly once the heating went off. We laid a full 300mm Knauf glass mineral wool upgrade across the 42m² loft floor — 100mm between the joists and 200mm cross-laid — while keeping the central hatch clear and usable.

Laura wanted to keep her raised central walkway for storage and roof access. We insulated the 35m² floor on both sides with 300mm of Knauf glass mineral wool, without compressing it under the boards.

Emma's upstairs warmed slowly and the landing felt cold. We topped the floor to 300mm, added SF19 SuperFOIL across the 46m² roof pitch and retained a 7m² T-shaped access platform around the hatch.
