Why ventilation matters in an insulated loft
Insulating the loft floor keeps warmth in the rooms below, which is the whole point. But it also means the loft above becomes a genuinely cold space for much of the year. Cold surfaces and moist air are a bad combination: where they meet, moisture condenses.
That moisture has to have a way out. Ventilation is what carries it away, keeping the roof timbers, the felt and the insulation dry. Get it right and the loft stays healthy. Get it wrong — or block it — and you can end up with damp timber, mould and insulation that slowly loses its value. This is why we never treat insulation and airflow as separate jobs.
Eaves ventilation
Most pitched roofs are ventilated at the eaves, the low edge where the roof meets the walls. Air enters through gaps here, moves through the loft and takes moisture with it.
The commonest problem we see is a blocked eaves. Insulation stuffed hard into the corner seals off the gap, so the air can no longer get in. The remedy is to keep a clear channel at the eaves — often using vent trays or baffles — while still insulating right up to the wall plate so there is no cold gap in the thermal layer. It is a balance between keeping the warmth in and letting the moisture out.
Lap vents, membranes and felt
Where the eaves alone cannot move enough air, additional ventilation may be introduced. Lap vents are small components fitted between the overlaps of the roof underlay to let air pass through, and various tile and ridge vents exist for the same purpose.
What suits a roof depends heavily on what is under the tiles. A modern breathable roof membrane behaves very differently from older bituminous roofing felt, which does not let moisture pass through it. The right approach follows the actual roof construction, not a one-size assumption, which is why it has to be assessed on site.
When airflow is blocked
Blocked airflow is usually the root of a damp loft. The causes are familiar: insulation crowding the eaves, boarding laid tight to the edges, debris clogging the gaps, or a roof that simply never had enough ventilation to begin with.
The signs show up on the cold surfaces — beads of water on the felt or timbers, dark staining, a musty smell, or damp patches in the insulation. These point to a moisture or condensation problem that ventilation is often central to solving.
Where the moisture comes from
Ventilation removes moisture, but it helps to reduce it at source too. A frequent culprit is an extractor fan — from a bathroom or kitchen — that vents into the loft rather than to the outside. That pumps warm, wet air straight into the cold space, and no amount of eaves ventilation fully copes with it. Such fans should be ducted out through the roof or wall.
Cold-water tanks and pipework add their own considerations. Pipes are insulated so they do not freeze in the now-colder loft, and any tank is left accessible and properly covered.

Ventilation is one of those things that looks straightforward and rarely is. The correct solution depends on the roof covering, the eaves detail, where moisture is being generated, how the insulation is laid and how the loft is used.

Why does a loft need ventilation at all?
Once you insulate the loft floor, the loft above becomes a cold space. Any moist air that reaches it can condense on the cold roof timbers and felt. Ventilation lets that moisture escape so the timbers stay dry. Insulation and airflow are always considered together.
Can you tell what ventilation I need from a photo?
No. We do not prescribe ventilation work based solely on a photograph. Airflow depends on the whole roof — the eaves, the membrane or felt, where moisture is coming from and how the insulation is laid. That needs a proper look in person, which is what a loft inspection provides.
My insulation seems to be blocking the eaves — is that a problem?
It can be. Insulation pushed tight into the eaves blocks the very gap air needs to enter, which can lead to condensation and damp. The fix is to keep a clear path at the eaves, often with vent trays, while still insulating right to the edge.
