Raised boarding systems that give you a usable storage platform without crushing the insulation underneath and destroying its performance.
Storage without wrecking your insulation
Loft boarding sounds simple, and it can be — but done badly it quietly ruins the insulation it sits on. Modern lofts are often insulated well above the top of the joists, so laying boards straight onto the timber presses the insulation flat. Compressed insulation loses much of its performance, which means a warmer loft and a colder home.
A raised boarding system solves this. Instead of resting on the joists, the boards sit on supports that lift them clear of the insulation, leaving its full depth intact underneath. You get a firm platform to stand on and store on, and the insulation carries on doing its job.
How raised systems work
Raised boarding uses legs, stilts or a support framework fixed to the joists, with load-bearing boards laid on top. The height of the supports is set so the boards clear the insulation depth — commonly around the 270mm benchmark used for wool loft floors, though it depends on your material and build-up.
This is the sensible way to combine insulation with storage. It is often fitted at the same time as a fresh installation or a top-up, so the depth is set correctly and the platform is built to suit it.
Full platforms and access walkways
Not every loft needs boarding wall to wall. A common, tidy option is a boarded platform over part of the loft for storage, with a raised walkway leading to it from the hatch. That gives safe footing where you need it without the cost or weight of covering the whole floor.
The layout is planned around the hatch, the water tank, any wiring runs and the eaves, so you can move around safely and reach the things that occasionally need attention.
Loading limitations
This is worth being honest about. A loft floor is designed to hold up the ceiling below and to carry light storage — not to be treated like the floor of a normal room. What it can safely take depends on the joist size, their spacing and span, and the boarding system used.
Boxes of light belongings spread evenly are fine. Heavy items, dense loads and anything concentrated in one spot are not, and can overload the joists. Any limits are discussed on the survey so you know where you stand.
Working around tanks, pipes and wiring
Lofts are rarely empty boxes. Cold-water tanks, pipework, cabling and light fittings all need to be respected. Boarding is set out so tanks and their valves stay accessible, pipes are not crushed and can still be insulated against freezing, and cables are not trapped or covered in a way that could cause them to overheat.
Where fittings need to be reached in future, the platform is arranged to keep them within reach rather than sealing them away.
Keeping ventilation clear
Boarding must never choke off the loft’s airflow. The ventilation at the eaves needs to stay open so moist air can escape and the roof timbers stay dry. Pushing insulation or boards tight into the eaves blocks that path and invites condensation and damp.

Headroom and honest expectations
Boarding is limited by headroom and by the structure of your particular roof — a shallow or cluttered loft may only suit a modest platform. And to say it plainly once more: boarding gives you storage, not a room. It does not meet the standards for habitable space.

Frequently asked questions
Can I just lay boards straight onto the joists?
On many modern lofts the insulation is deeper than the joists, so boarding directly onto the timber would squash it and undo much of its value. A raised system lifts the boards clear so the insulation keeps its full depth. Where the joists are already deep enough, direct boarding can sometimes be suitable — a loft inspection confirms which applies.
How much weight can a boarded loft take?
A loft floor is not the same as the floor of a room below and is only ever intended for light, evenly spread storage. Loading limits depend on the joists, the span and the system used, and are discussed on the survey. Heavy or concentrated loads should be avoided.
Does boarding make my loft a proper room?
No. Boarding provides a storage platform only. It does not turn a loft into a habitable room — that is a loft conversion, a separate project with its own structural, fire, insulation and building-control requirements.
