Case study
Loft Mould Treatment in Leeds
Condensation-related mould treatment in a Victorian terrace loft
What we found
- •Widespread black mould across the roof boarding
- •Caused by long-term condensation and poor ventilation
- •Heaviest growth on the north-facing roof slope
- •No active roof leaks detected
- •Insulation in place but ventilation was inadequate
The problem
The loft had persistent musty odours and visible mould spreading across the roof timbers and boarding. Condensation was forming due to warm, moist air rising from the home and inadequate ventilation.
Our assessment
Our survey confirmed the mould was surface growth caused by excess moisture. We checked the roof for leaks, assessed ventilation and insulation levels, and recommended a professional biocide treatment with improved ventilation.
The treatment
A professional-grade biocide was applied to the affected roof boards and timbers using low-pressure spraying equipment, with the heaviest growth on the north-facing slope treated first. The eaves were checked and cleared so air could move through the roof void.
The result
The treated boards and timbers were left clean and free of visible growth. No active leaks were found and the timbers were sound. Advice on maintaining ventilation and controlling moisture from the rooms below was set out in writing.
The treatment helped to
- Treat the affected roof boards and timbers
- Clear visible growth from the north-facing slope
- Check the roof covering for active leaks
- Confirm the roof timbers were sound
- Clear the eaves so air could move through the roof void
- Record the ventilation shortfall behind the condensation
- Set out how to control moisture rising from the rooms below
