The problem
The loft had a musty odour and dark mould patches across the boarding, particularly around the chimney breast and on the north-facing roof slope. Left untreated, this can damage timbers, reduce insulation performance and affect indoor air quality.
Our assessment
We carried out a full loft inspection, moisture readings and a ventilation check. The loft had minimal airflow and elevated moisture around the chimney and eaves. Roof boarding was structurally sound but showed widespread surface mould.
The treatment
A professional biocide treatment was applied to all affected roof boards and timbers, with extra attention around the chimney breast and the eaves where the growth was heaviest. Dust and displaced insulation restricting airflow near the eaves were cleared as the work progressed.
The result
The treated boards and timbers were left clean and free of visible growth. The roof boarding was structurally sound and needed no repair. The limited airflow behind the condensation was recorded, together with the ventilation improvements set out in the written recommendation.
