The problem
The loft had a musty smell and black spotting across the roof lining, with condensation staining and damp spots through the low-pitched roof space.
Our assessment
The loft had poor airflow due to limited eaves ventilation and a tightly sealed roof construction. Warm, moist air from the home was condensing on the cold roof lining, creating the ideal conditions for mould growth.
The treatment
A professional biocide treatment was applied to all affected areas of the roof lining using low-pressure application equipment, with the timber rafters treated where growth had spread onto them. The low pitch meant much of the work was carried out from temporary boards laid across the joists.
The result
The treated lining and rafters were left clean and free of visible growth. The insulation was in good condition and was repositioned where it had been moisture affected. The limited eaves ventilation behind the condensation was recorded, with the improvements needed set out in writing.
